What should I think about before getting a bespoke structure built?

Planning Permission

When embarking on your project, it’s important to check with your local planning authority (LPA) if
planning permission is required.
As a general guide, permission is required:


- if your structure will cover more than 50% of the total outdoor area surrounding your
property.

- if it will be more than a single-story structure.
- if it exceeds a height of 4m with a dual pitched roof.
- if it is within 2.5m of your property boundary limits.
- if it exceeds a height of 3m in a general area of your outdoor space.
- if it is located within an area of outstanding beauty – A conservation area.
- if the eaves exceed a height of 2.5m.
- if it is a listed building.
- if your structure would include a veranda, balcony, or any other types of raised areas.

Knowing the purpose of your project, and the styles you like, supports us to narrow down the features and finishes you are seeking. It gives us a great head start when it comes to developing your vision

Materials

Depending on your style, and the level of maintenance you prefer, there are several options to choose from. Having a general idea of the materials you prefer is a great starting point when discussing your project. For more information download our Brochure.

Maintenance

It’s always worth considering the maintenance your project will require in the future. Some materials require regular maintenance whilst others are close to being maintenance-free. For more information download our Brochure.

Can We Access Your Garden?

When booking in, it is always good to inform us of any obstacles that may interfere with our access to your outdoor space during the installation. This is so we can figure out how our team can get in and out, as well as getting all materials, tools, and possible vehicles to where we need them, as smoothly as possible.

Estimate

How much are you planning to spend? Consider if some of that spending may be allocated to services,
such as groundwork. Considering this will give you a much better idea of how much will be available
for your bespoke element.
Our role is to provide you with options to meet your requirements. Knowing your intended spend
allows us to advise much more effectively on materials, styles, and features that will meet your needs.

Groundworks & Preparations

Sometimes groundwork may be required, or a plumber and electrician may be needed to create a functional outdoor kitchen. Identifying providers you would like to support you with these services is also worth considering. We have trusted partners that we collaborate with and can recommend, however we will also work effectively with any providers you choose, to ensure each feature for your project has been considered….from the ground up.

Position (Structures)

The location of any bespoke outdoor structure is an important factor to consider. Choosing the right placement, and type of structure, will ensure it enhances your outdoor spaces. Be mindful of what is around the chosen location. Consider if a structure may block light coming into the windows of your home or if planning permission may be required if you’re close to any boundaries. During visits we will support you to consider these aspects too, and provide solutions to redress any elements identified.

FAQ

Do I need planning permission?

Depending on the location and size of your bespoke structure, planning permission may be required.
We have included a find a general guide in our brochure (find this in-house or download it from the home page) to give you an idea, however, please contact your local planning authority, to confirm any restrictions applicable to your property or area.

What is the expected timeline for you to complete my project?

We will be able to advise you of lead times, during your initial contact with us. With regards to your specific project, as part of our process we advise of production dates and book an installation date, upon acceptance of your quote.

Is the initial visit and 3D design a free service?

Yes initial visits and the 3D design service is complimentary. We are passionate about ensuring we have your vision exactly as it should be, prior to proceeding. It is worth noting however that we don’t supply landscape design services. If this is something you require then we can recommend other service providers who will be able to support you with this. Landscaping service providers may charge fees for design services.

Do I need to know what I want before enquiring?

Knowing what you want to use your outdoor space for and having a general idea of the style or materials you prefer is a great start. However, we are here to share our knowledge with you. How much disruption can we expect during the installation?

Production mainly takes place in our workshop, which means installation can take place swiftly and with minimal disruption. Any requirements for the installation, such as access to power, will be discussed with you as part of our process and we will also advise on the expected duration of the installation so you can ensure we book it on dates that are most convenient for you.

Do you have different price options?

The benefit of having a bespoke structure means you can choose from a variety of options to suit
your desired spend, and adjust any aspects of your initial design and quote to meet your requirements.

Can you advise which materials would work best for my outdoor space?

Absolutely. We listen to your requirements and advise on the most suitable options available.

What do I need before the build?

There is nothing you necessarily need before inquiring about a structure, however there are
some things that could be worth exploring, for general preparation. We have created a checklist to help you prepare for your project, this can be found in our brochure (download it here, collect from our showroom or request one to be sent through the post)
